A kitchen that will withstand the test of time

Homeowners are increasingly choosing to add features to their homes that address personal needs of household members. Many of which are looking for accommodations for needs that may arise as they age, allowing them to age in place and remain in their homes long term.

Incorporating features compliant with the American Disabilities Act Standards for Accessible Design will ensure a homeowner’s kitchen is functional for years to come when physical needs may change. When designing any living space that has to be fully compliant with the American Disabilities Act Standards for Accessible Design (ADA Standards), it is important to review the full guide provided by the U.S. Department of Justice.

There are varying degrees of abilities and many reasons why homeowners could want certain elements of their home to be compliant with ADA design standards. Here are some accessible design features to consider for the homeowner who wishes to have a home that will work for them long-term:

Clearances

To allow space for mobility devices, a pass-through kitchen, or a kitchen with two entry points, should have a minimum of 40” of cleared space around cabinets and appliances. If the kitchen has an island with seating, consider adding another 6”-10” to allow for plenty of room when the seats are in use.

A U-shaped kitchen, or a kitchen with one entry point should have 60” of cleared space around cabinets and appliances to have enough room for someone with a mobility device to turn around.

Door Clearances    

ADA specifications require doors to have a minimum clear opening of 32” when the door is at 90 degrees and thresholds should be no more than ½” high. This allows for mobility devices to pass through, and the same rule of thumb should apply to arches or other thresholds.

Sink Height

For a sink to be accessible to someone with a mobility device, the sink height should be no more than 34" tall, with 27" for knee clearance and 11” deep. At 1951 Cabinetry, we offer an accessible sink base plumbing skirt available in all finishes that meets these requirements. The sink base plumbing skirt seamlessly fits in with any kitchen design and covers plumbing, but still gives access if needed. In addition, an adaptable sink base kit is also available which covers the base plumbing skirt and gives the appearance of cabinet doors, but it can be removed if accessibility concerns arise.

If sink height is a concern, but under-sink space for mobility devices is not necessary, we offer an accessible height option for most base cabinets that feature a toekick.

Pro Tip: Touchless faucets that have a sensor allow individuals with challenges related to fine motor skills to easily turn sinks on and off.

Countertop Height

To ensure countertops are accessible for wheelchair users, ADA standards require countertop heights to be 34” maximum. Additionally, adding a 36” wide roll under work area adjacent to a stove or cooktop allows for front and side access to the stove, as well as an accessible workspace for someone using a wheelchair.

Pro tip: Be sure to choose a dishwasher that fits 34” tall countertops.

Countertop Storage Solutions

Use of upper cabinet storage might not be feasible for individuals who have challenges with lifting or cannot reach that high. Installing cabinets at counter height and adding increased depth offers accessible storage solutions. Furniture drawers can also be stacked on the countertop and are great for additional storage, as well as appliance garages.

Additional features to consider

If installing a range hood, choosing a vent with a remote control or having it wired to an independent wall switch will make accessible to people who aren’t able to reach a range hood to turn it on and off.

Pot fillers located by a range make filling pots easier and keep lifting to a minimum.
